This house is under contract and on Saturday, the prospective owners were there with an inspector.
The prospective owners are 2 sons and a father. I chatted at length with the son -- a recent law school graduate who said he might be moving in -- though they might rent it at first. So a bit dodgy with me.
I suggested that if the son was actually going to live there, he might be eligible for the fix-up grant funds and gave them the application.
Overall, the house is not in bad shape. Carpets need to be ripped out and floors redone. Needs paint because of all the soot from the candles she burned for light.
So hoping for the best. Both Robert and I talked with them and let them know our expectations about keeping a good house in the neighborhood.

update
Ronnie -- the mean one -- from the Drug House is apparently back out on the streets so I expect things to start heating up over there.
The prostitutes appear to be back.
The houses of interest are 3227 Kinmore and 3442 Kinmore (on the other side of Dolphin).
Fortunately, the residents over there are getting pretty sick of it and are also calling the police. So we may have some additional recruits.

Our lovely Neighbors..
It is rumoured that our friends at 3014 have recently closed on a house and will be moving out of the niehgborhood. I'm curious to see what state the house has been left in and if it can be salvaged or just torn down.

3010 Culver, Back on Market
The house at 3010 Culver Street is back on the market, I noticed, two days ago. The house was originally placed on the market at $99,000 and was listed by Prudential Real Estate back in February. Many months later, the Prudential sign was removed and a new handwritten sign indicating "For Sale By Owner" with a price of "$72,000".
It has long been my prediction that the house would be very difficult to sell considering the poor condition of the house and yard next door (3014) and the problems the tennants of said property have created over the past couple of years.
Furthering the issue, I was told by a neighbor who has grown up on our block that the house has significant foundation damage and the contractor that tried to flip the house tried to cover up the foundation issues.
Overall, its a cute house and has great potential. The price is dropping enough that it may be worth bargaining with the seller for an additional drop in price to compensate for whatever foundation issues exist.

House for Sale
3226 Culver (the former prostitute house) is on the market -- Price is $54,900
I believe this is a pretty fair price. This is one of the cuter houses in the neighborhood and almost 1400 sq. ft. I believe that if you ripped up the carpets, washed the windows and painted some -- you could move right in. Foundation looks really solid. Only problems -- the AC compressor is gone (it has central) and we are not sure if there is a plumbing problem on the west side of the house. Robert remembers water running there -- but the previous owner hasn't had water service for several years so we don't know for sure.
So if you know any one who needs a good house who won't concrete the yard and not have 20 people living in it -- this is a great house.
We have most of the problems cleared up over here -- and they would get me as a neighbor :) So spread the word.
Or, if several of us want to go together to buy it to keep if from becoming a slum -- I am in.

Activity
On his early morning travels through the neighborhood, Robert reports seeing the various prostitutes and all activity seems to lead back to 3227 Kinmore.
While that isn't close to any of us, just wanted to keep you updated. This is a house that we have had questions about and it appears that with the Culver houses pretty much closed down, the activity has moved there.
My neighbor also thinks that at 3218 -- our original drug house -- they may be renting by the hour to people who want to do drugs or other activities.

Crime Stats
I received the crime stats for May and June from ICP. They cover 2 police beats and there numerous offenses, but only a few are actually in our neighborhood. Most are on the freeway or in the neighborhood south of us. As I perused the statistics, it appears that the only offenses in our immediate neighborhood are:
4947 Beeman - May 31 - Robbery, Business with a firearm.
4949 Beeman - June 12 - Other Thefts, over $200.
1625 Kinmore - May 23 - Burglary, Residence, Rear Door
3100 Culver -- May 18 - Other Thefts, over $200 at House
3100 Culver --- May 14 - Robbery, Individual, firearm
3125 Jerome ---June 25 - Burglary, Residence, Day, Garage Door
5710 E. RLT -- June 17 - Other Thefts ($50-199) (this is at the Church)
Thefts is when there is no break in, Burglary includes breaking in. lots of aggravated assaults and car thefts in the neighborhood south as well as on the freeway.
So again, according to this, we are pretty safe or people are not calling the police to report offenses.
